How will renters contact me?
Renters reach out directly through your listing using the secure inquiry form or the contact information you provide. Your email remains hidden unless you choose to display it, and you can opt to show or hide your phone number.
Can I use a credit card to pay for my membership?
No, we currently only accept check or ACH transfers for membership payments. This allows us to keep operating costs low and pass those savings on to you.
Are these introductory prices?
Yes. These are special introductory rates for the first 50 homeowners who list on the site. Prices will increase by $100–$200 as we continue to grow and expand our listings.
Where do you donate the money?
A portion of every membership fee is donated to the North Captiva Conservation and Beautification Foundation, a 501(c)(3) nonprofit organization. Their mission is to protect the island’s land, wildlife, and natural resources for future generations.
What does “verified homes” mean?
Every home listed on Visit North Captiva Island is verified as a legitimate short-term rental. We confirm ownership or authorized property management through the listing agent, so travelers can book with confidence.
What advertising will be done for this website?
We’re investing in targeted digital marketing to reach renters actively looking for a North Captiva getaway.

How do I upload photos?
You can add several images, when applying for listing the property, and add more afterwards by emailing them to us.
What size should my photos be?
Photos should be at least 600px wide by 400px high. Larger, clear photos help build trust and increase bookings.
Having trouble uploading photos?
Make sure you’re uploading directly from your computer, not using a web link. Follow the step-by-step upload instructions in the photo section of your listing dashboard. Large files or slower connections may take a few moments to complete.
Can I use photos I found online?
Yes—but you must first download them to your computer. Avoid saving thumbnail images (which are small and blurry). Always save and upload the full-size version of any photo. Please make sure that the photos you are providing to us are either public domain or you own a copyright (if you took these photos the copyright is automatically belongs to you).
How do I update or edit my listing?

What does it cost to list?
We offer annual subscription packages with no added booking fees or commissions. You keep 100% of what you earn. See our Pricing Page for full details.
Getting inquiries but no bookings?
Check your pricing. Compare to similar homes on the island. Often, small adjustments to price or availability can lead to more conversions.
Does Visit North Captiva Island process payments?
No. You handle all bookings and payments directly. Accept payments via check, Zelle, PayPal (Business Account), Square, or any method that works for you.
Can you manage or update my listing for me?
Ones the listing is submitted and approved, any further changed are done by contacting us and providing the changes.
Can I list more than one unit or property?
Yes! For multiple listings or larger property portfolios, contact us to explore options.
I received a suspicious inquiry—what should I do?
Be cautious of poor grammar, overpayment scams, or requests to wire money. If something feels off, report it to us immediately and delete the message. Learn more at fraud.org.
How can I protect myself from scams?
- Always use a clear rental agreement
- Require exact payment—avoid overpayment refunds
- Wait 30 days before refunding any overpaid funds

Do I need to collect sales tax?
Yes. Florida and Lee County require vacation rental owners to collect and remit sales and tourist development taxes. We recommend contacting the Florida Department of Revenue and a local tax professional to understand your exact obligations.
